What Do Our Inspections Include?

Your building report will contain a full description of the inspected property and contain imagery highlighting notable items so that you can quickly see what problems may exist and fully understand what they look like.

Your comprehensive building report will advise you of any major defects throughout your proposed purchase. We will also advise of possible maintenance or minor defects that may require rectification work to prevent any further defects.

Buyers are welcome to attend the inspection for an easier understanding of any major defects found, and for advice from the inspector for the best ways to rectify.

Are You a qualified builder

Simple answer yes. Wayne who is the owner has been a builder spanning over 30 years. In that time Wayne has also been inspecting dwellings for over 15 years.

Who writes the reports?

One of the biggest issues that we find from our clients is that the person who does the inspection doesn’t do the report. That’s where we differ. Wayne does the inspection as well as writes the report and includes photographic evidence. 

Can I break my contract based on your findings?

Our Building and Pest Inspection Reports are written in accordance with the current Australian standard and are recognised by solicitors and real estate agents. 

As long as you have conditions in your contract regarding a Building and Pest Inspection, the report is known as “proof” of an issue.  

how long does an inspection take?

At House and Home, we have developed an approach to conducting inspections that is both very thorough and but also efficient. We average around 90 mins per inspection based upon a single storey residence. 

is the roof space inspected?

We strive to inspect as much of the roof space or void as we safely can. We are of course guided by Workplace Health & Safety laws and good practice and consequently, there will be a number of situations when we will not be able to safely get into the roof space.
